Commercial Rights (and Full Broadcast Rights) fpr Voice Over

Hey!
Quick question since it's confusing. Sorry.
So if I want to hire someone to make voice over for a video where that person voices a character and that video is part of a virtual escape game that people can buy, so only people who bought the product can see the video, what kind of rights do I need or do I even need any?

Yes you need commercial rights, because you are using the VO as part of a money making venture.
